Our Rental Policies
On-Time Payments:
Payment is due by the 1st of each month. The security deposits that are currently held will be transferred.
Late Fees:
As per your previous tenant agreement, there will be a late fee of $40 charged for any payments received after the 5th of the month. We will begin legal proceedings on the 10th of the month if we still have not received payment or heard from you, NO exceptions.
Rent Payments:
We ask that you please send your rent payment postmarked by the due date to avoid paying late charges to our mailing address, PO Box 1004, Russellville, KY 42276. We do not pick up rent in person. Make checks or money orders payable to TLC Kentucky Property Management, LLC. We also offer online payments [AVAILABLE after 7/1]. If you are interested in setting up online lease payments, please visit our website. Please note our office does not accept cash payments for rent.
Repairs & Maintenance:
As needed our management company may, with prior notice, schedule a property inspection on behalf of the owner to ensure the property is maintained in a satisfactory condition. You are still responsible for any maintenance agreement listed in your previous lease. You can reach our maintenance division at any time by calling 270-604-7396. You can also submit maintenance requests online via our website or email us.
Emergency Maintenance:
In the event of a life-threatening emergency, please always call 911 first. We offer after-hours emergency maintenance that consists of Fire, Flood, and HVAC failure. You can reach the emergency maintenance division by calling 270-604-7396. Please use this service only as necessary and not for routine maintenance issues. Any routine maintenance request can be submitted to the office during office hours or through your online portal.
